Otto von Bismarck Welcome to the October edition of Q Solicitor's e-newsletter. In this this month's edition we discuss the Brisbane property market. We also have an interesting article by Chris Brazel of Chris Brazel Consulting and Designs, which discusses the role numbers can play when purchasing a home. What is my property really worth?Many articles have been penned in recent months about the current state of the Brisbane property market, whether property prices are increasing, and whether properties are selling. A particularly interesting article appeared in the Brisbane Times just this week suggesting that property prices could increase by 20% over the next 3 years. Another article has suggested that the Brisbane residential property market may be moving slower than Melbourne and Sydney markets, as international buyers have never heard of Brisbane. With so much speculation about the market, it can be difficult for both buyers and sellers to determine the right time to buy or sell. A particularly useful tool which may prove helpful is the Australian Property Monitor website. For a fee of $74.95 this website enables you to enter the address of your property and receive a report which gives you an instant price estimate, 12 month forecast, information on comparable properties and 10 years worth of price trends. This site also provides details of how long other properties were on the market prior to selling. It would be wonderful to have a crystal ball, but it's certainly worth taking a look at this useful tool. See example below.

Chris Brazel - Consulting and DesignsBuyers and Sellers are becoming more aware that the number of the home they are about to purchase or to sell plays a significant role in the whole process. Up until recently it has usually been only the Asian Market whom is very conscious of house numbers and street addresses. But more and more Australians are finding that there is more to the number of your home than first thought. Every house number from 1 - 100 will hold a certain energy. A buyer will be subconsciously attracted to a certain number, street address, style of home, right through to the colours within the home to how they are thinking and feeling about life. Everyone is always a product of their environment, they create their environment subconsciously and their subconscious is a reflection of their moods, attitude and feelings. This Month let's look at the number 12 The number 12 relates to the feeling that you have to go through financial difficulty and struggle to have what you want in life. Often the financial difficulty and struggle relates to family or children. When purchasing or selling a number 12 there are two areas that are important. First the areas on the right as you enter into the block or land or the area on the right as you enter through the front door of the home. This is known as the travel and helpful people area. The second area is the far right corner of your block of land or the far right room from the front door. This is known as your relationship corner. On the block of land watch for any water drainage problems in either of these two areas. Also watch for any problems with fences. Make sure that you do not have anything broken or not working in these two areas. When entering the home, check to see what room is represented on the right as you enter through the front door and what room is represented on the far right from the front door. If there is a toilet or bathroom in either of these two areas this will increase the financial drainage energy further. The Chinese believe that if you place a small rock with a red ribbon behind the drain pipes this will give a feeling of stability in these areas. The most important aspect to bring out the best in a Number 12 home is that it needs to be extremely neat and tidy. Once this home becomes messy and untidy the energy will become negative and trapped. There are always correction that can be made to bring out the best of a number 12 home and to stop the feeling of the financial burden and drainage. When the new school year began a few weeks later, 3 young boys came down his street, drumming away on every garbage bin they encountered. This continued each day, until finally the old man decided it was time to take action. The next afternoon, he met the boys and said, "You kids are a lot of fun. I like to see you express yourselves. It reminds me of when I was your age. Will you do me a favour? I'll give you each a dollar if you promise to come around every day and do your thing." The kids were elated and agreed to the deal. After a few days, the old man greeted the kids again, but this time he had a sad smile on his face. "This GFC's really putting a big dent in my income. From now on I'll only be able to pay you 50 cents to beat on the cans." The kids weren't happy, but accepted his offer and continued their afternoon ruckus. A few days later, he approached them again with more sad news. "I haven't received my pension cheque yet, so I'm not going to be able to give you more than 20 cents today. Will that be okay?" "Two bob?" the drum leader exclaimed. "If you think we're going to waste our time drumming for 20 cents, you're crazy mate. We quit!" And the old man enjoyed peace ever after.
